Environmental Impact :: Flood Risk Assessments

Introduction

1.1 Commission

This report has been commissioned by T D Partnership Ltd on behalf of Liatris Holdings Ltd to support a planning application in respect of Seaton Regeneration Area, East Devon.

This report has been prepared exclusively for Liatris Holdings Ltd and their professional consultees in relation to the currently proposed redevelopment of the site; it may not be relied upon or reproduced by any third party without the written agreement of Jubb Consulting Engineers Ltd.

1.2 Objective

On the basis of currently available information provided by the client’s surveyors and architects (together with mapping and data provided by the Environment Agency and national hydrological research bodies), the objective of this Flood Risk Assessment Report is to present a viable flood defence and surface water drainage strategy addressing the potential impacts of redeveloping the existing site, including an assessment of flood risk as required by the Environment Agency as consultees to the Local Planning Authority.

1.3 Study area covered by this Flood Risk Assessment

The site areas covered by this Flood Risk Assessment comprises the Seaton Regeneration Area, as delineated by the broken blue line on the Indicative Masterplan drawing, reproduced in Appendix B1 of this document.

Two site scenarios are considered:

* the area bounded by the red line on the Indicative Masterplan (the ‘application area’), and

* the area bounded by the broken blue line on the Indicative Masterplan (the ‘Masterplan area’), which includes the Application area and the Axe Riverside area together.

The Axe Riverside area is not considered as a stand alone site in this report.

This report also reviews sea wall overtopping and gives further consideration to Flood Escape rou tes.
