5.19 The height and massing of the proposed development varies across the site according to the nature of the public realm that is to be created, ranging from storey garages through to 4 and 5 storey houses and flats (see Building Heights Assessment Plan opposite).
5.20 Landmark or focal point buildings will be located to terminate key views, as well as reinforce important corners and destinations within the scheme in order to improve legibility. The height of these buildings will be up to 4 storeys. The locations of landmark (focal) buildings are illustrated on the Building Heights Assessment Plan opposite.
5.21 The height and massing of buildings along the Seaton Marshes, to the north of the site, is designed in order to limit any impact on adjoining development and the wider landscape. This development would be limited to 2 storeys. Other areas, such as the riverside, would provide the opportunity to increase building heights up to 4 and 5 storeys to increase views across the river and help create an attractive entrance to the Town from the east.
Density and Design
5.22 As mentioned earlier, the development proposal is for up to 500 dwellings which results in a density of 42dph within the Application area and 7 dph within the remaining Masterplan area. This accords with Government guidance on density and recognises the area’s location within the Town Centre and relationship to local facilities.
5.23 The density has been designed to vary across the site as a whole, helping create different character areas along with varying built form and streetscape. Higher density areas tend to be located along main boulevards through the site and around key activity generators such as the mixed use development in the south east of the site and along the Riverside. In comparison, the northern boundary of the site tends to have a lower density approach to mitigate the effect on the adjoining landscape.
