Site and Surroundings

2.7 The site is bounded by the River Axe to the east, Seaton Marshes to the north and existing residential and retail development to the south and west. The majority of the northern boundary is also defined by the existing Seaton tramway line which continues to the north of the site alongside the River Axe. Seaton Marshes provide a countryside setting which extends to the north of site. Harbour Road defines the southern boundary of the site which currently has a mix of retail, leisure and residential uses along either side and provides a key strategic link into and out of the Town. The building typology is primarily terraced housing and apartment buildings of up to 5 storeys.

2.8 The west of the site is defined by The Underfleet road which connects to Harbour Road at the southwest of the site and is currently fronted by flats and housing to the west and the existing Seaton Tramway and associated car park which lies within the Regeneration Area to the east of the road. The building typology along The Underfleet is primarily 3 and 4 storey apartments, which are located towards Harbour Road, and 2 storey semi-detached and terraced properties towards the north of the site.

2.9 Axmouth Bridge is located to the east of the site and is the oldest surviving concrete bridge in England. The bridge is a Scheduled Ancient Monument and is located on the Constraints Plan overleaf.
